Job Story – Crawl Space Encapsulation, Drainage, Sump, and Radon Mitigation Installation

Project Scope: Complete crawl space access improvements, moisture control, fungus remediation, drainage enhancements, sump system installation, insulation upgrades, and radon mitigation system installation per project drawings and specifications.

Scope of Work

1. Crawl Space Access
   • Install AirLok Crawl Space Door at location indicated on project drawings.
   • Ensure proper fit, sealing, and secure installation.
2. Fungus Remediation & Vapor Control
   • Perform fungus remediation in affected crawl space areas.
   • Apply approved cleaning product to impacted surfaces.
   • Scrub and/or wipe wood framing and structural members as required.
   • Apply barrier treatment product after remediation is complete.
   • Complete Package 2 upgrades including:
     • Remove and dispose of up to one trash bag of miscellaneous crawl space debris.
     • Remove existing plastic vapor barrier.
     • Install new 6-mil polyethylene vapor barrier over exposed earth to reduce moisture migration.
3. Drainage Enhancement
   • Install drainage matting beneath crawl space liner to improve subsurface water movement and optimize drainage performance.
4. Insulation
   • Install spray foam insulation at rim joists in locations shown on drawings.
   • Ensure continuous coverage and proper adhesion.
5. Sump Pump System Installation
   • Install SmartSump® pump system, including:
     • Sump liner
     • Cast iron sump pump
     • CleanPump Stand
     • Airtight lid
     • Airtight floor drain
     • WaterWatch alarm system
   • Verify operational performance upon completion.
6. Discharge System
   • Install LawnScape outlet at termination point of discharge line.

7. Radon Mitigation System
   • Break concrete as required and excavate to install collection point.
   • Bury radon well approximately 2 feet below slab elevation.
   • Connect and seal radon stack to collection point.

   • Route exhaust piping and terminate above roof eave in accordance with applicable standards.
   • Furnish and install required fittings including:
     • 45° elbows
     • 90° elbows
     • Couplings
     • Fernco connectors
   • Install exhaust protection components and pressure monitoring device.
   • Install approximately 27 linear feet of Schedule 40 PVC pipe for radon stack and exhaust routing.
