If you looked outside your home right now and saw a big tree near it, would foundation problems be the first thought that popped into your head? A home in Dixon, KY, had a giant, old oak tree next to their home, causing the tree roots to reach the foundation. To repair the issue of the bowing walls, a GeoLock Wall Anchor system was set in place. It is engineered to stop wall failure permanently and performs in any soil type. It utilizes plates buried in the soil outside your wall that has up to 480 square inches of bearing surface. Once that was completed. CleanSpace was put on the walls to provide a vapor barrier to drain water behind and lead it to the WaterGuard system below that was installed in the ground. The WaterGuard system directs water to the SuperSump pump. The SuperSump pump will then empty the water outside. Once the bowing walls were straightened and the space was waterproofed, the family was thrilled to begin using the space for personal use.

To repair the gnarly crack, a lateral line drainage system is created. Starting at the crack, a drainage channel is installed. After removing a section of the basement floor, a PVC is run underneath that leads to the sump pump. After the drain is installed, it is backfilled with stone and fresh concrete is pushed over. After three days of allowing the concrete to cure, the homeowner was pleased to know that their basement would not be an issue the next time it rained.

The homeowners in this Dixon, KY home originally contacted Healthy Spaces because they were discovering lots of spiders in their home and after their pest control expert came out, he told them the spiders were coming from the crawlspace.  The homeowners were most concerned about getting rid of the eight-legged terrors until they found out why the spiders were infesting their home.  The crawlspace was damp, which lead to a mold problem.  The mold attracted various bugs to the crawlspace and the spiders moved in for the abundant food!

"It was like the worst 'Circle of Life' story ever!  I was like, let's just burn the house down, I'm outta here!" said one homeowner.  Thankfully, they didn't need to firebomb the house and move on.  Instead, Donnie with Healthy Spaces was able to provide a comprehensive solution to the problems.  First, he recommended a thorough mold remediation using Biocide and Forticell treatment.  After the treatment was applied, the area would be scrubbed, scraped, and cleaned before the debris would be removed.  Next, the floor would be leveled and a water mitigation system would be installed.  Cleanspace would be installed over the drainage system to close off the dirt floor from the crawlspace.  The crawlspace vents would be sealed and an Everlast Crawlspace Entry door would be installed.  The entire process would take less than a week and the spiders wouldn't be a problem anymore!

This Dixon, KY crawlspace is constructed of block foundation walls with a dirt floor.  Due to increased relative humidity from groundwater intrusion, the wooden subfloor beams have warped. This warping has caused the stacked block supports to shift and fall over throughout the Crawlspace.  

Damon Cheatham, a foundation repair expert with Healthy Spaces, came out to the home and determined that only two supports out of nine were actually functioning.  "That explains why the flook was soft and bouncy, creaking, and just seemed off to us," said the homeowner.

Damon recommended replacing the warped wood beams with rugged steel support beams and then using adjustable teleposts called SmartJacks to keep them properly supported.  In addition to these foundation related repairs, Damon suggested removing the groundwater with a drainage system and then installing a vapor barrier.  This would create a conditioned space and reduce the risk for unhealthy mold growth.

Our basement floods when it rains. We have to pump it out with a sump pump. Currently, the sump pump is not installed; we just use it when needed. We are interested in water proofing, but if that's not the best option, then installing a sump pump would be something we would like to look at. At this time we are just trying to look at options for fixing this issue. Part of our HVAC system is in the basement, along with our gas hot water heater. So when it floods, we have to turn the heat/air off and we have no hot water.
