A homeowner in Evansville, IN began noticing persistent moisture issues in his crawl space and grew concerned about the potential for mold, structural damage, and poor air quality in the home. Initially, he suspected that overflowing gutters were allowing excess water to collect around the foundation, eventually seeping into the crawl space.
After a full inspection, it was determined that while exterior water management may have contributed, the primary issue was poor drainage, high humidity, and lack of proper crawl space encapsulation and waterproofing.
To fully address the problem and provide a long-term solution, a comprehensive crawl space waterproofing and moisture control system was installed.
The project began with the installation of a SmartSump Pump System, including a durable liner, cast iron pump, CleanPump stand, and an airtight lid with an integrated floor drain. A WaterWatch alarm system was also added to alert the homeowner of any potential pump issues. To ensure reliable discharge in all seasons, an IceGuard system was installed to prevent backups caused by frozen or clogged lines, along with a LawnScape outlet for efficient water dispersion away from the home.
To manage groundwater intrusion, a StarPipe drainage system was installed in key areas of the crawl space. This required coring through the footer to properly route the drainage system. Interior and exterior discharge lines were installed and extended as needed to direct water safely away from the foundation.
All debris was removed from the crawl space to prepare the area for encapsulation. Drainage matting was installed beneath the CleanSpace liner to improve water flow and system performance. The crawl space was then sealed with a durable EverLast door, while SilverGlo insulation panels were installed along the walls to enhance energy efficiency.
Additional insulation improvements included spray foam installation at the rim joists and sealing of all crawl space vents using SilverGlo and spray foam to prevent outside air and moisture from entering.
To complete the system and ensure ongoing moisture control, a SaniDry Sedona dehumidifier was installed to maintain optimal humidity levels and protect the space from mold and mildew.
This comprehensive solution transformed the crawl space into a clean, dry, and controlled environment, giving the homeowner peace of mind and long-term protection against water and moisture-related issues.
